Property Preservation Dry Winterization

Property Preservation Winterization is an urgent task all preservation contractors will do, it is sometimes a difficult job and sometimes it can be done without that much hardship, however it has to be made through standards. 

As maintenance is very much important for a property because without proper maintenance a property might cause high expenses in future due to the lack of proper maintenance, the same goes for winterization and de-winterization. 

Different clients have their rules and terms and conditions, please familiar with them and try to follow their guidelines. For winterization as well as other works, contractors are required to take photos as documentation. Before, During and After photos are required. Companies have their photo guidelines  and requirements as well. Photos must be clear and work done must be visible. Sometimes photos are not clear due to photos taken from a low light place or place where sun is in front. Please make sure that photos are clear to show the work done. Also duplicate photos should not be submitted. Some clients keep the payment on hold due to unclear photos and they cancel the job. 

We will try to describe the requirements of dry winterization here today. 

Dry winterization is a process where contractors blow hot air through the water line, furnaces and vents.

Again, contractors always should take proper photos and should take all necessary tools with him. 

A checklist of all work performed is highly recommended for all property and all work. 

The procedures of Dry winterization are: 

  1. Turn off Water line
  2. Plumbing lines water draining
  3. Pressure test 35 psi for blow out remaining water from the line
  4. Using of Antifreeze 

Turn Off Water Lines:

Contractor should always turn off the main water line  and take proper photos that show that water lines were turned off. Then he should turn off the water meter and connect a zip tie.

Plumbing lines water draining:

Contractors need to drain all water step by step from heater, water lines, from water tanks, and toilet tanks.

Blow out remaining water:

Contractors needed to blow out all remaining water from the lines and for that all shut-off valves are opened. Air compressor pressure should be at 35 psi to avoid unnecessary damages. This air compressor should be connected for around half an hour. All photos of all work done should be documented, after blowing out all water, water faucet can be opened and should drop few drops of water and it should be documented as well. 

Apply Antifreeze:

Lastly apply antifreeze to the plumbing drains.
